It will support both Turn-Key Data Centers and Powered Base Building (PBB) configurations. The campus benefits from a prime location, just 10 minutes from Washington Dulles International Airport and adjacent to a future Metro rail station. Its proximity to the MAE East Internet Exchange Point ensures superior connectivity and access to an extensive, pre-existing fiber network. The property’s development is structured in two phases. Phase one, now substantially complete, features ten concurrently maintainable Turn-Key Flex Data Centers. Phase two, currently under construction, will add an additional twelve Turn-Key Flex Data Centers, bringing the total to 22. These Turn-Key Flex Suites incorporate advanced cooling technology that utilizes outside air economization to enhance efficiency and reduce Power Usage Effectiveness (PUE). The facility is secured within a protected campus, featuring perimeter fencing, manned guard gates, berms, and hard-scaping. Each building has a single main entry point, safeguarded by card key access and a 24x7x365 guard station. Further security measures include CCTV and biometric access controls. HVAC, power, and other critical building systems are managed and monitored continuously by highly trained Digital Realty personnel. The Ashburn campus draws 80 MW of power from the Greenway Substation, located on Digital Realty’s property. The construction of a second dedicated substation, the Enterprise Substation, also located on Digital Realty’s property, was completed in early 2014, increasing the Ashburn campus’s total capacity to 230 MW. Power is delivered to each building via dedicated underground, concrete-encased duct banks. This power infrastructure is part of one of the country’s most reliable transmission systems, offering reduced risk of electrical interruptions and competitive rates below the national average.
