165 Halsey Street boasts a distinguished legacy as a leading telecommunications hub in the United States. Demonstrating remarkable adaptability, the building has consistently evolved to meet the dynamic demands of its clientele and the broader telecom landscape. In 1996, a savvy investment group acquired the then-vacant 1.2 million sq ft department store (formerly Bamberger’s). Concurrently, Tishman Real Estate Services partnered with MFS Intelenet, a pioneering Competitive Local Exchange Carrier (CLEC) born from the Telecommunications Act of 1996, which deregulated the industry.

These include expansive floor plates, substantial floor load capacity, optimal column spacing, extensive riser capabilities, a large open roof suitable for generators and cooling equipment, and spacious basement areas for fuel tanks. Coupled with an accommodating ownership, these attributes allowed MFS to establish a major switch facility spanning an entire floor of over 87,500 sq ft.
Recognizing the burgeoning demand for a meticulously designed and managed dedicated telecom/data center facility, the ownership assembled a formidable team. This team comprised Tishman Real Estate Services as development advisor and leasing/licensing agent, Jaros Baum and Bolles as MEP consulting engineers, Tishman Construction as construction manager, Aschettino as structural engineer, and Rosenbaum Design Group as architect. This cohesive team has continuously collaborated on the building for over 18 years, overseeing its comprehensive design, construction, leasing, and licensing. In 2000, the building introduced its inaugural Meet Me Room to facilitate interconnection needs for its telecom tenants.
